Any document notarized by a Florida-commissioned notary can be apostilled by the Florida Department of State — that's the whole purpose of the apostille system. The most common notarized documents we apostille are powers of attorney (for foreign real estate closings, foreign legal matters, foreign banking), affidavits and sworn declarations (for foreign court proceedings, immigration cases, custody matters), single-status letters (for foreign marriage), corporate resolutions (for opening foreign subsidiaries or bank accounts), and translation affidavits (for certified translations submitted abroad).

For the notarization to qualify for apostille, three things must be true: (1) the notary must be a Florida-commissioned notary at the time of notarization, (2) the notarial certificate must be complete in English with the notary's printed name, commission number, and expiration date, and (3) the notarization must be done in person. The Florida Department of State does not apostille documents notarized via Remote Online Notarization (RON), even though Florida statute authorizes RON. This is a hard rule — confirm with us before scheduling a RON notarization if the document is destined for apostille.

Powers of attorney for foreign real estate are our highest-volume notarized-doc category. Florida buyers closing on property in Mexico, Colombia, the Dominican Republic, Panama, Brazil, Italy, Spain, or Portugal need an apostilled POA naming a local attorney to sign on their behalf at the foreign closing. If you're in Palm Beach or Broward County, we can notarize the POA in person at our West Palm Beach office or during a mobile pickup appointment — and apostille it in the same transaction. Online-order customers will need to arrange notarization separately before sending the document to us.

Yes — if you can come to our West Palm Beach office in person, or if you're in Palm Beach or Broward County and want a mobile pickup. Our mobile pickup specialists are Florida notaries. For online-order customers outside these areas, you'll need to arrange notarization locally (any Florida notary works) before sending the document to us.
Generally no. The Florida Department of State does not apostille RON-notarized documents, even though Florida statute authorizes RON. If you're heading toward apostille, schedule an in-person notarization from the start. Call us if you've already done a RON notarization and aren't sure what to do.
Yes — the body of the document can be in any language, as long as the notarial certificate is in English (or bilingual English-and-the-foreign-language). The apostille certifies the notary's signature and commission, not the content of the document.

The notarization is invalid and FL DOS will reject the apostille. We verify every notary's commission status against the Florida Secretary of State database before submitting. If we catch an expired commission, we'll flag it and we can re-notarize for you (in-person customers only).
