How a Florida property deed is used in South Africa
A Florida deed seldom has to go to South Africa. When it does, it's evidence: an estate reported to the Master of the High Court that includes Florida property, a divorce dividing assets in both countries, or proof of assets for a visa. Florida apostilles a certified copy of the recorded deed from the Clerk of Court's Official Records, not the original from your closing and not a printout from the county website. Ask the South African attorney what they need to prove first.
Getting a property deed Florida will apostille
A certified copy of the recorded deed with the custodian's certification and seal, or the clerk's official electronic certification printed complete with its verification page, including every recorded page and exhibit. The original deed returned after closing, free online search copies and notarized photocopies can't be apostilled.
Find the book and page or instrument number in the county's Official Records search, then order a certified copy in person, by mail or electronically where offered; Palm Beach County's E-Certify service, for example, sells electronic certified copies for $8 per document. Who receives it in South Africa — and translation
The Department of Home Affairs handles visas, permits and civic records. The South African Qualifications Authority (SAQA) evaluates foreign degrees. Attorneys and conveyancers take Florida documents to the Deeds Office, banks and the Master of the High Court for estates. DIRCO (the Department of International Relations and Cooperation) says foreign documents must be legalised in their country of origin, which for a Florida document means the Florida Department of State.

Home Affairs' sworn-translator requirement covers documents that aren't in an official South African language.
