Selling or buying property in Türkiye from Florida usually means a power of attorney for a relative or lawyer to appear at the land registry (Tapu). A Florida POA is used with an apostille and a Turkish translation approved by a Turkish notary, and Tapu offices are strict about wording, so get the text from your Turkish lawyer and ask whether your photograph must be attached. The alternative many Turkish citizens use is the Consulate General of Türkiye in Miami, which drafts powers of attorney itself.
Getting a power of attorney Florida will apostille
Signed by the principal and two subscribing witnesses, with a complete Florida acknowledgment certificate in English (venue, presence or online box, date, ID type, notary's signature and seal). The body can be bilingual or in the destination language. The state checks the notarization, not the powers granted, so have the foreign lawyer or notary approve the wording before you sign.

In Türkiye, the Presidency of Migration Management handles residence permits, the land registry (Tapu) handles property, notaries and civil courts of peace issue certificates of inheritance, municipal marriage offices handle weddings, YÖK handles degree equivalence, and the trade registry handles companies. The Consulate General of Türkiye in Miami serves Florida.
Turkish offices expect a Turkish translation. Turkish consulates in the U.S. accept a translation by a sworn translator, certified by a U.S. notary and apostilled, which matches our rule: certified by the translator, notarized by a different notary and apostilled in Florida. In Türkiye, a sworn translator's translation approved by a Turkish notary is the alternative. Ask the Turkish consulate in Miami whether the translator must be registered on its list.
